Where are you buying a house? We inspect homes all over Charleston and its surrounding neighborhoods including Downtown Charleston, Mt. Pleasant and Isle of Palms, Daniel Island, West Ashley, James Island and Folly Beach, Johns Island, Summerville, Ladson, North Charleston, Hanahan, Goose Creek, Moncks Corner, Kiawah and Seabrook Islands, Awendaw, Huger, Ravanel, Hollywood and Walterboro. Three things to know before you close
It’s helpful to keep in mind on inspection day that all homes – even brand new ones – have minor imperfections. Your inspection report will highlight the condition of the house and any items which need attention. If there are a number of items which need attention --relax. There are really just three things you need to know about the house you are buying:
- Does the house have any significant structural or mechanical issues that need to be corrected?
- Is everything that you’ll need to live in the house comfortably in good working order?
- Is the house a safe place to live?
Plus, your Realtor® will help identify those items which need to be fixed before you close and those which can be attended to be fixed before you close and those which can be attended to after you move in or down the road. Be sure to get estimates from the appropriate professionals (i.e. plumber, electrician etc.) once you have your inspection report in hand.

- 2 to 3 hour interactive inspection; home buyers are strongly encouraged to attend. Our ASHI Certified Home Inspector Stephen Houmard will take you through the house top to bottom, inside and out. He'll show you all the parts and pieces of the house and how all the equipment and appliances work. As a repair need is identified, he'll explain what's going on, what it will take to repair the item and about how much it will cost. As a result, we highly recommend that home buyers attend the inspection if at all possible. And our interactive inspection is especially helpful if you're a first-time home buyer, if you're buying a brand new house, if you're buying an older home or, if you're moving to Charleston from out-of state. - Thermal Imaging Scan of your house with an infrared camera at
the end of the inspection just to be sure there isn’t a roof or plumbing leak or hot electrical
wires lurking somewhere that can’t
be seen with the naked eye.
- Electronic PDF of the inspection report emailed to you and your Realtor the next day (or sooner when you need a quick turnaround -- just let us know!)
- Follow-up Inspection Packetmailed to you at your current address a couple of weeks after your home inspection and will
include a pdf of the inspection report on CD,
supplemental information about how to care for your new home and custom mailing
labels featuring a photo of your new
house!
- Free 90-Day Limited Mechanical & Structural Warranty. Starting on the day of your inspection, the limited warranty is a separate service provided by Inspector Services Group and is intended to help cover the cost of an unforeseen repair for an item which happens to break or malfunction after the inspection has taken place. For example, this is helpful if the microwave happens to stop working a month after the inspection. Please note if closing is delayed beyond 90 days, the warranty remains in effect until closing plus 21 days.
- Free RepairCheck(SM). If the seller makes repairs before closing, we'll come back out to the house when repairs are complete to ensure the seller made all the repairs as agreed and that the work is professional in nature.
- After-Inspection WalkThru (optional) -- $50 - $100, tbd per size and age of your house. Just for those home buyers who can't attend their inspection, we'll schedule another time for a WalkThru when you are available and/or in-town so home inspector can take you through your house top to bottom, inside and out. Plus, he'll show you how all the equipment and appliances work and go over the repair needs which were identified in the inspection. This optional service is great for first-time home buyers, those buying an older home or those moving to Charleston from another part of the country.
- Free 'Stay Grounded' Consulation for as long as you own your home. After you move-in, if you ever have any questions about your home, we're happy to consult with you over the phone, via email or in person to get you the information or assistance you need.
Buying or Buiding a Brand New House? The New Construction Inspection

When you’re buying or building a new house from scratch, you want to
know that it’s being built right, right from the start. There are two times when new construction should be checked:
1. Phase I: Roughed-In Inspection
This early stage inspection takes place when the framing, roof, plumbing and electrical and mechanical are installed. The purpose of this inspection is to ensure all systems behind the walls are built to satisfaction. Inspection Fee: $150.
2. Phase II: Finished/New House InspectionThis is a full inspection of the home in finished condition which takes place just before closing to ensure all systems are in good working order and that there are no defects. Inspection Fee: Based on square footage. Please see Pre-Purchase Inspection Fees.

Just Bought a Brand New Home? The Home Warranty Inspection
Our home warranty inspection service will come in handy just before your one year anniversary so that you can have any defects repaired while your home is still under warranty. Especially for homeowners who didn’t have their new home inspected before purchase, a home warranty inspection can give you peace of mind that your home is built solid, in good working order and free of major defects.
